Full-service management for condominium corporations under the Condominium Act, 1998, with a named, CMRAO-licensed manager for every portfolio. We handle day-to-day operations, owner communications, AGM preparation, and reserve fund coordination — and we are accountable to your board by name, not by ticket number.
Management structured around co-operative governance — member relations, housing charge administration, arrears management, and board support under the Ontario Co-operative Corporations Act. Co-operatives are not condominiums, and we do not manage them as if they were.
Monthly financial statements prepared on a cash and accrual basis, operating and reserve fund accounts managed separately, budget preparation with line-item commentary, and year-end packages prepared for your auditor. Every invoice is coded, every variance is explained.
Board meeting facilitation, agenda preparation, minute-taking, by-law and rule administration, and compliance with the Condominium Act notice requirements. Directors change; the record should not suffer for it. We keep governance documentation continuous and complete.
